Allow access to every room, the boiler, heating controls and loft hatch where possible.

Open blinds and curtains so I can inspect every window and glazed area easily.

Keep useful paperwork handy for insulation, extensions or improvements, if you have it.
What happens during my EPC assessment?+
I carry out a non-intrusive inspection of features including heating, lighting, windows and insulation. I take notes and photographs, so access to every room is important.
When will I receive the certificate?+
I normally lodge your certificate on the national register and send it to you on the same day as the appointment.
Can I change my appointment?+
Yes. Please give me 48 hours' notice wherever possible, but call me if your plans change at short notice.
Is the displayed price fully inclusive?+
Yes. There is no VAT to pay, and my price includes the certificate lodging fee with no hidden charge when I arrive.
